There’s a lot of noise out there right now about interest rates, buyer hesitation, and what the market is “supposed” to be doing. But here’s what I’m actually seeing in the Omaha metro.
Homes that are priced right and presented well are still selling. And in a lot of cases, they’re selling for strong numbers.
The sellers who are winning right now aren’t guessing. They’re making smart, strategic moves.
Inventory is still tight
We’re not flooded with homes on the market. In many price points across Omaha, there are still more buyers than there are homes that truly check the boxes. When that happens, sellers still have leverage. Not like the frenzy a couple years ago, but definitely enough to create solid demand and strong offers.
You’ve likely built more equity than you think
If you’ve owned your home for even a few years, there’s a good chance you’re sitting on a decent amount of equity. Values have climbed, and even with shifts in the market, most homeowners are still in a strong position when it comes to selling. That equity gives you flexibility for your next move.
The buyers out there are serious
The casual shoppers have stepped back a bit. What’s left are buyers who are ready to move. They’re pre-approved, they understand the market, and when they find the right home, they act. That’s exactly the type of buyer you want walking through your front door.
Strategy matters more than ever
This isn’t a market where you can just throw a sign in the yard and hope for the best. Pricing, presentation, and marketing all need to be dialed in. When they are, your home stands out and attracts the right buyers quickly.
You still have options
Whether you’re looking for more space, less space, or a different location altogether, there are still opportunities on the buy side too. The key is having a plan so you’re not selling first and scrambling later.
What I’m seeing locally
Across Omaha, I’m seeing well-prepared homes move efficiently and with strong interest, especially when they hit the market at the right price. The gap between “average” and “well-positioned” homes is bigger right now, which means strategy makes a real difference.
The bottom line
This market isn’t bad. It’s just different. And for sellers who approach it the right way, there’s still a lot to gain.
If you’ve been curious what your home might sell for right now, I’m happy to give you a real number based on what’s happening in your neighborhood, not just a generic estimate. 🧡

Every seller wants the same answer. How do you get the most money possible for your home? There may not be a magic trick, but there is absolutely a strategy. In the Omaha metro, getting top dollar
If you’re ready to move on but worried your home needs too much work, you’re not alone. Maybe your kitchen feels a little dated, the paint has seen better days, or the roof could use
